Left Craig 2 voicemails, never got a call back. No surprise there!

No responsibility, No communication! Just want to sell, sell, sell! Once you sign you are screwed! Also my home was delivered filthy dirty!!

My closing was delayed with one day notice. I had to cancell utilities, movers and pay another half month rent to stay in my current house.

When closing did finally come I was walking out on the advise of my realtor because the certificate of occupancy hadn't been issued by the county. Thats when Craig from management called and said its on it's way.....everythings been approved, we are just waiting on the email. It will be here anytime.....possibly today, at the latest it will be the morning!!! He said 12 hours!!!!

24 hours later after owning a home I couldn't move into, I went to the building dept myself! I was told it was never being issued!! No one had even called about the property to check the status! The paper work was a mess, not done properly and C of O wasn't coming!!!

Because I explained the situation to building dept mgr and he felt bad for me, he issued it FOR ME!!!! LIES!!!!! Anything to get you to close!!

Had I not gone to dept myself I still wouldn't be in my home after owning it for 3 days! I can only imagine the lies and excuses

Cracks cracks and more cracks

We started out our purchase with Ryland homes, they then changed to CalAtlantic and finally Lennar homes. We are not happy.

We have had cracks even before closing, with a promise to fix. They have fixed many times to no avail. Each time the cracks come back. The last man said he believes it may be a structural issue being it repeatedly returns.

The company now refuses to help, evem though Billie Cieslik, the onsite, Customer Care Representative promised me they will fix if it returns.

Her latest email imformed us that it is natural for a homeowner to expect to make repairs to cracks that appear though she previously informed us otherwise.

We did not expect our new home to be plaqued with the maintence of cracks every few months. We have other issues also, however this is the most troubling.

we have had contact from prospective home owners who have messaged me about our experiences with Ryland, CalAtlantic and now Lennar homes. Nothing however from the company.

My house is just 2 and half month old and is already having issues with the A/C unit .The A/c isnt blowing the air properly so i have to keep it on 69 all day to be able to get some fresh meaning that Im paying big O bill for the "efficient a/c unit.The tiles of all three bathrooms werent installed properly looks like thay hired drunk people for this job .My expirience at the closing day HORRIBLE we close almost at 3 am yes at 3 am believed or not.We were place in a room and even they acuse us of stealing $1,000 from a purse someone there our realtor was there too and this was beyond insulting name it .Horrible experience their service is bad their home finishes are bad dont trust them and if you dicide to buy from them make sure you hire a private inspector to check a/c and every single finish if you dont want to deal with a new house that needs repair and lots of cosmetic issues $$$$

I purchased my home on 12/21 and I have had a number of issues in the Hills of Crown Ridge subdivision. My heater was not working properly and could not be serviced to working order for 6 days.

The temperatures in my area were sub 30 during this time period and my heater was running 24 hours at max trying to keep the house above 60 degrees and failing. I turned on my gas fireplace to try to get some warmth for my family and apparently that used a ton of gas as well. 2 weeks later I had another worker come out and service my heater and it seems to be working. A week later I received my 1st gas bill and now no one (the warranty people, builder, heater installation company) want to own the bill for the faulty equipment.

That is experience 1. Experience 2. Until 1/21 I was not able to receive any mail. I chased every rabbit trying to figure out who sets it up and when mine will be setup and finally landed someone on the phone.

From 12/21 - 1/21 none of my mail made it here. That includes package deliveries that were sent back because the address was invalid or I had to pay extra postage for redelivery because the address didn't exist.

As of today I still can't get packages shipped to my home. I'm hoping February finally changes this.

From prebuild to 90 days into living in the home!! Horrible experience with Eagle Mortgage to the builder to warranty!!!! We have had so many things wrong with the house we are selling it & moving!!!!! Cracked counters, leaking windows, 20 holes in the roof (complete replacement from wood to shingles), no insulation over the Next Gen apartment, Mom fell because the porch step was not code (16” tall instead of 7 3/4”), tiles coming up, stove fell out onto the kitchen floor Thanksgiving Day!!! I HATE THIS HOUSE!!!!! Fixing one thing opens another can of worms!!!! All men coming to fix things & having to deal with a VERY CHAUVINISTIC attitude!!! I had to hire a 3rd party inspector to get them to fix everything I had problems with PLUS he found a ton of other things wrong!!! NEVER BUY A LENNAR HOME!!! Iron clad contract, very hard to sue!!

You're probably right about the contract, only a Class Action Lawsuit with multiple Lennar homes suing for the same issues would open up a real legal case. We've had a nightmare too and every time some contractor comes to fix it...

they find something new that was messed up.

It's been a 7 month nightmare for us at this point... and counting...

I have bought 2 homes from Lennar in the last 6 months. They were both terrible experiences.

They have lie after lie and have excuse after excuse. They had to push back the closing on both homes and they let me know last minute both times. They lie and about every little thing. I will never work with Lennar new homes or their other company they own Eagle mortgage.

Its been terrible service across the board for both companies. They blame the construction team, the city, and anyone but themselves.

make sure you double and triple check their fees. I have bought many homes in my life and never had such a bad experience.

Just a snippet- -Customer service is not their strong suit. - they did a poor job on many different aspects of the home and in an attempt to fix them- they are never efficient.

Drug us through the mud and displaced ya from our homes. They are not timely, not dependable and not trustworthy. - shower was not done properly and needed to be gutted and re-tiled; poor paint job on exterior, poor paint job on interior as they thinned the paint so much that when u try to brush something off the wall, the pair comes with it; inconsistent grout and paint so the entire surface of our floors had to be re-done; outlets were non working; many small to mid sized sink holes in the yards; drainage issues bc of their design of garage roof and failure to use gutters; just a few of the issues... which wouldn’t have been a huge issue had they taken care of them quickly and efficiently.

They hire contractors that are unreliable and and show up whenever they want to. When the issues were addressed with both the contractors and Lennar- we were given excuse after excuse. They hire cheap labor to do the work and have no oversight.

Every time work WAS done- they left our house a mess: tracked dirt, dust, sparkle, paint through the house. I would highly recommend using a different builder.

You're absolutely right about the lack of oversight. This is what my husband keeps complaining about.

There is ZERO oversight. The cheap labor, for sure. Every job these people come in to our home to do is half-assed. And every time someone comes to fix something, it's not completed.

Right now I have the closet door leaning against a wall because the contractor broke the door frame and hasn't returned to fix it yet (it's been 5 weeks). The mess... every... single...

time... someone comes to fix my house something is left a mess. Today they were removing excess cement in the garage (a very dirty job) and they opened the door to the house. My kids have found leftover paint, a rusty razor, a box cutter, extension cords...

Lennar doesn't seem to care. They don't even respond to email or acknowledge the issues.

I sent an email to the CS rep we met when closing on our house. He's never replied so I called him. His voice mail is full. Seriously, how do you let that happen? Do I called the 800 number. The phone rep kept talking over me and kept saying the rep I contacted was no longer the rep for my street. So he's still with the company but couldn't forward my request to the new rep? Pathetic excuse for customer service

Lennar - Riverview FL (STAY AWAY)

My wife and I were looking for a home in two of the Lennar communities (Preserve at Riverview) and (Lennar Homes at Ballentrae). After looking at three homes on Saturday we decided to move forward with an inventory home in Ballentrae, at which time we were put in contact with UMAC to get a pre approval right then and there.

After checking our credit, and going over some details, they said your approved. I asked the agent to send a copy of the purchase agreement to us so that we could have our agent review the contract. The contract was finally sent at 5pm via email, at which time I began to review the 69page document. By 7pm I started receiving phone calls and text messages from the agent at Lennar informing me that if I didn't sign the purchase agreement and drive to their office to give them a $2k deposit that we were going to lose the house because the "VP" had another buyer at the office and was going to sell it to them.

I got pressured over the next two hours to just sign the document and drop a check off. I finally told the Lennar agent that I had not heard back from my agent as it was Saturday Night, but that I would contact her on Sunday. After speaking to my agent there were numerous errors and questions regarding the contract to include seller fee's that were being passed on to the buyer. My agent explained that she would work with UMAC to get things straightened out, and continued to work until Tuesday.

Tuesday night we were informed that the house had been sold Sunday morning, yet no one bothered to tell us.

In fact I had text messages Sunday and Monday from the Lennar agent asking me if we were ready to proceed. At the end of the day, I will never do business with Lennar again and I HIGHLY recommend that anyone getting financing through UMAC has someone look through the Purchase agreement VERY CLOSELY.

Let me start off by saying when we first purchased our Lennar home we were excited. Like all things nothing is perfect and the issues we had were addressed at closing and promised to be corrected.

Little did we know we would be in for a rude awaking. After moving in we were told things still needed to be addressed and would so at a "later date." Well that was exactly it a MUCH LATER DATE. All of our landscaping snuck because there wasn't enough backfill. Company finally came out and did ONE SECTION and four months later still Hasn't been completed.

Then out concrete snuck which ripped apart from our front and back porch. Needless to say it's been 5 months and nothing has been done. Both of my young children have been injured by this, resulting in ER visits. We continue to put in warranty claims and get nothing in return.

The warranty guy said he's the only one working, well unfortunately that's not my problem and the danger the builders have created for my children and family is now their issue. Lennar didn't put filters in our upstairs AC unit, who does that??? So we went three weeks with our upstairs where our entire family and one year old sleeps was 89 degrees... We called emergency service and was told that the warranty guy needed to submit a ticket??

But because he is "over worked" didn't get to it and WE suffered. Our shower leaked causing damage to our down stairs living room ceiling and now our master tub did the same thing ruining my new couch. So you think they are taking care of this? NOPE not a chance.

In fact the FIRST time it leaked the patch job was so terrible I had to beg someone to come fix it again. Lennar has been an extreme disappointment and I wouldn't recommend them.

Good luck if you're already locked in. Lennar have the potential to be beautiful homes if the builders slowed down and cared more about their customers.

Don´t believe in this LENNAR Corp nor their lender UAMC until you´ve your keys in your hands. They take your downpayment , they give you a letter of approved loan and after 6 months of working with your money, they denied your loan. They don´t care your financial damages regarding that deal. After 2 more months they give you a Bad check for your money back and you start a new wait to re-deposit that check. Be careful doing business with these 2 companies. They take advantage of they're big and they play with people and their money.

You probably should have gotten preapproved prior to writing out an earnest check and signing a purchase agreement. The builder is not responsible for this, the buyer is.

Fogged windows

I've had five windows replaced already and need seven more replaced at a cost of approximately $ 2,500.00. I can't find who's responsible for the repair and cost of replacing these windows.

The home is less than ten years old and problem with windows started within three years of home purchase. First indication of problem was condisation between the double glass panes then developement of a milky color which prevented viewing out of windows. All repaired windows are exterior and double paned glass.

My picture window has the same problem and will soon be unable to view out of it. Does anyone know if there's a class action suit regarding the failure of these windows which are installed in Lennar built homes in Florida.

there may be a warranty from the window manufacturer. Look on the metal between the panes of glass for that info.

I was lied to when I moved in here by the Realtor, who worked for Lennar. 13 pages of mistakes, four were critical.

James City County should not have issued permit to move in. All I got was an apology. had to pay for my own concrete slab that agent said would be done. They have extended their one-year fix list out to over 8 years and continue to not return calls.

When confronted they lie right to your face. Still waiting for floors to be repaired properly. Spoke with Wes Dollins and he said he would be back in touch with me in about ten days.

It has been over 5 months and haven't heard from him, or Daryl Sober. They will not return phone calls.

Just completed 3rd engineering report. My home is still under a 10 -year warranty.

Lenora has refused to honor their own warranty have had James City Counties Inspector out and he has taken notes and is aware that my home was never inspected. Current Warranty Specialist is Wesley Dollins, who is not even close to being a knowledge warranty inspector. Have set up meeting with City Manager and Mayor to discuss why Lennar is getting away with not having "ALL" of their homes inspected. My trusses have been cut and altered without being signed off on by a Professional Engineer.

Concrete floor, covered with wood and ceramic tile in the bathroom are covered under the 10 year warranty. Several state code violations need to be addressed and the trusses need to be stabilized. Two roof leaks as the result of unfinished work. Attempted to conceal separating of joints.

They were supposed to fill and replace part of the flooring. Never filled the joints. Several messages were left with James City County Inspector, even spoke with his girlfriend and asked her to have him call me. No response.

Lenora has a policy to put you off by telling you to call different people. They are either in a meeting, or out of the office. Messages never returned.

You have to walk right in to their office to be confronted. Confrontation nearing.

Beware Workmanship is not good

Beware of Quality of work - We purchased in this community for location along with it being a gated community and moved into the area from out of state. We purchased a home which was almost complete and added our flooring and counter top selections and closed remotely while moving. When we arrived we obtained our keys and this is where the issues began with the workmanship – initial issues with: • Garbage Disposal not being hooked up – electrical install backwards • Dish washer – leak in plumbing under sink (Raptor Plumbing) • Ice Maker – installed improperly – causing water leak in kitchen (Lennar took ownership) • Front lights not working – wired improperly • AC heating Unit wired wrong in the attic causing damper to not work causing issues with heating the wrong areas up based on thermostats • Lights on back patio – not installed • Cable TV and Internet wiring not labeled and jumpers within the house – causing Internet and TV installation to make multiple trips before this could be setup • Contractors leaving trash and nails all over the roads in the neighborhood – Forman and Regional office notified 5+ times and continues making it like living in a trash dump • Neighborhood lights not working including gate and park area – Fixed after 2 months in the neighborhood • Water Softener Drainage – setup improperly – causing a 1700-gallon water leak (Lennar took no ownership of their plumbing contractor) o Raptor Plumbing was contracted by Lennar for new home builds and after 5 months in the home we had a major flood in the home. The house was plumbed for a water softener and the inside plumbing wasn't properly secured and caused the house to flood with 1700 gallons of water. My issue was Raptor plumbing’s owner came to my home and denied any of it as their fault on the installation of the drainage loop, despite it being different from the initial model installation and many of the other homes in the same neighborhood. He quickly blamed the softener install (who did not put the plumbing in). Many other new builds currently under construction are being secured with copper to avoid such an occurrence. The owner of Raptor kept going on and saying copper is being phased out, yet in all of the other homes in our neighborhood was installed. Needless to say I had to get my insurance involved since Raptor and Lennar played the blame game and officially refused any liability. The flood shouldn't have happened if the box in laundry room was properly finished off holding the line in place so the water would drain properly during regeneration. I had purchased a Lennar home based on quality of work from past experience of Lennar in Texas and am regretting this so far after 6 months in my home.
