I don't have a house made by Lennar but we've been house hunting, we visited a couple of their model homes in a "master planned community ", we noticed how cheap looking their kitchen and bathroom cabinets and drawers were, something I don't expect on a $500000 "upgraded" home. Cabinets and drawers you would find in cheap surplus stores. Their trims looked cheap. You have to look past the staging of the house with nice furniture. I wonder what other cheap materials they use?

Lies Lies and more Lies

Lenore is a bunch of liers and they seem to be ok with that. We have been working to buy a home from them for the last 3 weeks.

Was given a price of $300,990.00 + a 3000.00 lot prim. We were ok with this price so happy with the price. Was sent an email saying a lot just was released for the home you want and when you want to close. We were excited we went back talked to the agent and was told the price of 300,990 was going to go up a little bit due to a new phase we like ok about how much we were told about 3000.00 we were still ok with the price if we were at 306,990.

Gave them a RSVP check for the lot and have the first right of refusal. We started moving money around for the ernest money and down payment set up an appointment with their lender moving full steam ahead. Got a call yesterday telling me they are jumping the price 10k do to know one can give me a straight answer, so I talked to the sales manager and was told she would call me back with a new price and never did. Got an email at 11pm and was give a base price of 307,990 with a 5000.00 price increase and a 2000 lot prim.

So to me and my family they still jacked the price up 10k and just shifting numbers around. I had said the price least 900 times of 300,990 and no one ever told me that that was no longer the price and it is really 307,990 starting.

So Lennar is a everything is included yeah even all of there lies. So buyers say clear of Lennar.

I am sorry to hear of your experience, but I can tell you that I have had a wonderful experience buying a new home from Lennar and i realize that there is always two sides to a story and I am not sure I believe that you payed attention or did your research on buying a new home prior to this experience that you speak of. Lennar is one of the top builders in the country and they are still around and in business after the last real estate crash because of their ethics, customer care and service. Go buy a home from KB Homes, that will be an eye opener for you!

#Don't Buy from Lennar!

We also bought a Lennar home in Reno, in 2006 and have had problems since Day 1. Stucco cracked and fell off in sheets, Lennar would patch over it without removing old stucco. This happened for several years before we finally had to hire an independent contractor to come fix our stucco before someone got hurt by the giant sheets of stucco falling off the front of our home. Most of the two story homes in our southeast Reno neighborhood have had stucco fall off. We have also had cracked foundation, leaks from the upstairs bathtub right after moving in, cracked tiles across the kitchen floor, which Lennar attempted to fix but the problem continues. We had leaks by the sprinkler valves outside which flooded the side yard and under house right after moving in.

Our home also has windows that don't close properly, with Lennar sending a host of people with excuses to push in while closing, slam them harder, etc. When we tried to get them replaced, we were told the window company went out of business. We have drainage issues on our lot and a fence made from rotten wood which we tried to get Lennar to fix early on with no luck. Another problem we experienced early on was the temperature difference in the upstairs bedroom over the garage. After several cold winters, Lennar finally had one young worker who discovered they had not insulated that room. I could go on and on. We also joined the class-action lawsuit.

Lennar has all kinds of excuses and lies and tries to blame the homeowner. Don't buy from Lennar!!

Lennar Home Review from Garland, Texas

A very hard working an honest friend told me that Jon Bonner a builder for Lennar Homes cheated both the company and him. This builder earlier this year completed a model home in Fate, Texas. The contractor painted the model home and during a conversation about the extra paint labor was asked by the builder, Jon Bonner how much do you need for your extras. The painter asked for $3000.00. Bonner told him he was going to give him $4800.00 but that he wanted the painter to bring him $1000.00 cash. Bonner made it clear to the painter that if he didn't comply with his request he would lose his job as painter for the area. Officials at Lennar, I am told know about this theft but have choose to ignore it.

FOUNDATION LEAK

Our house is only 5 years old and we have flowing water in our dining room. Our insurance Co and Lennar are denying our claim. Insurance co sent an engineer stating it is a foundation issue. Lennar will not (even though they are code issues) help in any way. We are at a loss with what to do. Kyle from Lennar told me he's sending Lennar's engineer and I have yet to hear from them. So now we have damage to the cabinets, walls, and probably mold at this point. We are very frustrated. We don't want to get an attorney, but feel, at this point, we don't have any other options.

Poor Quality AND Customer Service

I sound like every other complaint here......same old story.....

I wished I had used a custom builder and spent a little more money. I probably saved $50K off of the custom home we wanted to build but I know it would have been a MUCH better home and investment. The ONLY reason we chose Lennar is because of the price and we were only planning on living in the home less than 10 years...but wouldn't ya know it?? It wouldn't even last 5 (built new) and we have had lots of problems...

I was being cheap (like everyone else) and now we ALL are paying the price of a *** home........there are leaks, poor appliances, broken switches, noisy fans, 5 windows that leaked and had to be cut out and replaced, etc. etc. etc. And probably the most aggravating thing about it all??? Their *** customer service!!! They know what they do to people and just don't care!!! It will take lots of complaints before anything is done about them...by that time, we will all be dead...***, maybe our kids will be dead....!!!!

NEVER AGAIN!

We bought a Lennar home in 1986 pre-construction. We were thrilled with the floor plan and the price was right. I should have smelled a rat on the day of moving in. We had the walk-through in section and signed off on it. When we were moving in, I noticed what appears to be a discolored line on the laminate cabinet in the 1/2 bathroom. When I was cleaning, I discovered that they had cut the laminate and someone used calking to fill in the gap so that it was not detectible. I called customer service, and was flatly told that I should have reported it on the inspection and they would do NOTHING about it. After Hurricane Andrew, we found DOZENS of code violations that had somehow passed inspection. Roof joists that were 25-27" OC when code was 24". Missing rows of nails to the roof decking. We also discovered that hurricane straps were imbedded into the concrete between floors, but it was never secured and the only thing holding the second floor in place was the very weight of the walls and ceiling! We also discovered (after moving in) that windows were jammed and bowed into place because the openings were not square or too small for the windows. Several construction and repair people told us that they would NEVER buy a Lennar home because of shoddy workmanship. I discourage anyone from buying a Lennar home because they do not back their products and they use non-union labor and poor construction. It's a shame, because every home we looked at from Lennar had outstanding floor plans - the architects and designers do a wonderful job - too bad the rest of the process is not followed through!

we bought townhome from lennar in april 2013. Our toilet paper stend s broken. sink is liking, roof is broken, kitchen floor is dmamge, carpet is not in stable, etc..... we called 15 times in customer care service for our one year maintenance service and every time different people pick up the phone ad gave us a ticket number. but still waiting for our one year maintenance service .Please dont buy a home from lennar their customer care service is worst in the world. mark my advice and go with some other builder. have a nice day and enjoy your weekend.

Lennar lied about UAMC owned by them , Promise I could get a mortgage, denied it and refuse to refund my deposit. Why would a company like Lennar lie and be dishonest?

1) Told Legal Counsel was not allowed 2) Sales man signed the computer for the contract and put our names

3) asked repeatedly for a hard copy to read and refused to do that 4) Did not give full disclosure and inform us they own UAMC Mortgage 5) UAMC mortgage pre approved us but one conditon was that they would not be able to determine until they saw the 2014 taxes. 6)That was in Septmember.

I aske the broker would i get my money back if I am not approved, she said Absolutely. Put down the #0,000 depoist. 7) Got an email from Mortgage broke they were going on vacation but I never hear from her again. SHe was suppose to be going away for two weeks which would be more then an UNDISCLOSED rule that we had 30 days to tell them not approved.

( she told me I would get it back if I was not approved) 8)If I cannot do my taxes for at minimum of 180 days then How could we tell them I am pre approved at all never mind in 30 dyas. My argument is UAMC your company said from day one I had to get the 2014 taxes, therefore I could not be approved until that time 9) Now the mortgage broker isgone and Im emailing , calling and no response for weeks. They I contacted the processor and 3 1/2 weeks he finally got back to me and told me The mortage broker had quit. 10) No one notify me, No one return calls or emails.

11) in december The new broker said she needed a few weeks to catch up. We were now into Christmas. We started the whole process again. In the interim when I found out the broker was gone I went to two other mortgage brokers, two different companies and I got two written denials I did not qualify.

I also contacted a third bank and they verbally denied me. UAMC should not have approved me.

12) I only wanted to buy if I myself could afford it due to strict renting rules. Now they came back and said they can approval me for an investment property at higher interest rates 13) Then guess what the mortgage company came back again and said we need the 2014 taxes again. Businessis built on Integrity.

GIve a customer a written copy of contract. Sign actually paper work, Hiding and non disclosure of facts is a scam, taking my money being advised from THEIR mortgage broker it would be refunded if I did not get a mortgage. The sales man DID NOT DISCLOSE any of this. HE signed our initials and names on contract on the computer and would not let me scroll and read.

Plumbing 5th leak in wall in an 8 year time frame

lennar used copper tubing in the walls of my home, we have had 5 leaks from pin holes in the copper tubing....today we found 2 more, master bathtub is leaking into master bedroom carpet and master shower is leaking into my sons closet......please if anyone knows how I can get Lenard to help. Please contact my ftlmurphy@***.com.

My home is 11 yrs old. Or does anyone know if there is any class action lawsuits against Lennar.

It's happening about every other year a new leak pops up. Need some advice on this matter or a phone number to call to see what the warranty is regarding in wall plumbing

We purchased our home from Lennar Homes almost two years ago. The quality if the materials that were used to build our home are in my opinion below contractor grade, and their customer service is deplorable! I will say they have sent workers out from time to time to 'fix' an issue that was actually under warranty, but 9 out of 10 times they were general works and had no idea what they were doing. 10 out of 10 times they ended up breaking something else while there. I am very disappointed with Lennar and would not recommend them to anyone!

We recently bought a home from Lennar and I must say we have been very happy with the house. I will not say that everything has been perfect but even new houses will have issues. The problems that have occurred have been very minor and have been addressed right away even coming out on a Saturday morning. We are completely happy with our home and with Lennar San Antonio. Thank you Steven Hall, John Wealer, Lorenzo, Gina and Ryan.

Bad quality for the new house built by Lennar

I put deposit for a contract with Lennar. Found out many problems during the first walk-through, such as:. many cracks for the floor of garage; driveway with some holes, big enough to be noticed easily; the sidewalk has several sections have broken concrete; the painting job for the house is not very professional; the bathtub of the master bedroom gas chip; the floor of the back porch has many cracks and the bricks in the area are not good quality; the cabinets in the kitchen have many scratches. Most problems are not fixed one day before the closing date. I told Lennar that I don't want to purchase house built by Lennar, they refused to return my deposit. I was forced to take their options, either take the house with so many problems, but Lennar will correct the problems, or take another house built by Lennar, I don't want either option, just need my deposit back. Lennar Home Builders, Colonial Heritage Stinks

Lennar Colonial Heritage has the wisdom to fire subcontractors and managers and then hire these incompetents back. The houses look good but are not and fall apart fast.

At Colonial Heritage the main problem is rain water runoff, the place floods with a simple light rain and stays wet forever, roads unfinished are washing away, houses are leaking.

Lennar has to be in bed with James City County to even build on this sight. A class action suit is being contemplated but we will go against James City County and let them bring Lennar in.

They'd are jokes, professional liars, stay away rom Lennar.

Colonial Heritage is one of the highest points in James City County and not near or in a Floor Zone
