Lennar Home Review

paint job is cheap cheap. 6 months in and I have to paint the interior of the home already. Can't even let a sprinkle touch the wall because paint will peel. You get cheap carpeting. You can feel shape nails or staples in the carpeting. Not children friendly.

Don't spend your money with them you will live in misery. I bought my house a year ago and I've been having nails popping out my walls and they've repair several times and I'm still having the same issues. ..I've contacted them a month ago to repair damage and they still have not repair my walls.

Where the

"nail pops" located on the wall? ( guessing @ just below the ceiling joint )

Any on the ceilings too? I ask because have seen this before with Lennar and if it is what I think it is those nails should not be there in the first place.

I'm in the process of buying a home with Lennar and I have already seen a crack in the foundation where the basement has leaked. They sealed it with an epoxy and I was told it was good.

Does anyone have any suggestions? Has anyone had this problem?

DON'T TRUST LENNAR IN MINNESOTA, THEIR SALESWOMAN OR THEIR CONSTRUCTION MANAGER! Roof and foundation leaked witin 3 months + at least a dozen other problems

I don't even know where to begin. I guess I'll make a list of all the problems I've had and then just take the highlights of poor service from there as I've spent far too much time already trying to fight with them to fix the *** work they did in the first place. I haven't lived in the home for more than 5 months and this is what I have so far. Roof leaked, foundation cracked, broken support beams in the basement, grounding rod installed improperly, big mud puddle in backyard from poor grading, shoddy job at best laying sod, 3ft bush planted 1ft from home, laminate flooring bubbled up, fake hardwood bowing up (not installed properly) garage door opener broke, asphalt installed poorly with 3/4" lip leading up to sidewalk, carbon monoxide detectors not installed to code (they told me they were after I questioned them and had to go bad again after printing state code to show them they were not up to code, then I got a lecture from Aaron about how co detectors should be on the floor and that he gives contractors a pass without checking up on their work, yes, really. Half the doors weren't installed properly and rubbed against the frame, masonry work done incomplete, when questioning the contractor he tried to lie about the "right" way it was done but the pillar next to it was done differently?? Siding has fallen off my house and it's the absolute cheapest stuff you can buy (hoping for a hailstorm) siding contractor stated himself that he was "embarrased" by the job that was done, then left. Did I mentioned the mud puddle in the backyard yet. Sprinkler system waters half the driveway, there was also a sewage pipe run to the wrong angle, it was sloping up, not down, gross!! That's just the issues I can think of off the top of my head, now to their customer service trying to correct the issues. The first one was trying to get construction debris, nails, sharp metal, tools, etc. removed from the unfinished yard (built in winter so no sod yet) and we have 3 young kids. A reasonable request as there were roofing nails sticking straight up with little orange bases at least 2 inches out of the ground. I asked at least 4 times to have it removed when finally the Lennar sales lady came knocking on my door with her husband and kid and said they would pick it up for us!! RIGHT IN THE MIDDLE OF A DINNER PARTY, THERE WERE FOUR CARS IN THE DRIVEWAY! I'm perfectly capable of bending over and picking up trash but after spending $360k didn't feel it was my job, when I was called by Lennar to give a review I told the truth about the passive aggressive gesture and received an email from her that night stating how "she's never responds to reviews but has never been treated that way before and was so offended I would leave that kind of review" yes, they tell the people you're reviewing exactly what you say. That's just the beginning. When the foundation cracked and leaked water in my basement they came out quickly to fix it, one feather in their cap but a pretty big mistake to start with. I've sent Aaron, the construction manager, and Renee (the lady who's supposed the manage warranty work at least 30 emails, have waited weeks for a response, and have had to ask 4-5 times for things to get done before they reluctantly send the same *** contractor out to try and fix the poor job he did in the first place. So I decided to call an inspector out just to see what he thought. He made a list of issues and over 75% of them were addressed by Aaron as being a "best practice" when building a house but Lennar doesn't do that. It especially bothers me that they told me my carbon monoxide detectors were up to code, when they were not, and I had to spend the time looking it up to prove to them they were wrong, only then did they come fix it. Another good story.....the roofers left nails al over the roof that could be seen from the upstairs windows. I didn't want them discoloring the roof or falling into the yard for my kids to play with so wanted them removed. The first 4 times I asked I was ignored, then my roof leaked during a thunderstorm. Took them 4 days to get a guy out to fix he leak, which he did, when I asked the 5th time to have the nails removed the owner of the roofing contractors son came out. He was awesome!! He ended up redoing 4-5 different areas of the roof that he claimed would have leaked, replaced 4 bundles worth of shingles that were either installed improperly or were damaged by the siding company, those were his words, and apologized it was done right the first couple times. And to top things off I asked the rest of the roof be looked over by the guy that came to fix the first leak, if one guy can find enough issues to spend 4+ hours fixing it right why didn't the first guy? Even better yet, why didn't Aaron, the construction manager look over the work he hired his subcontractors to do? I'm really tired of writing and could go on all day with a dozen other things. (Only reason I have the time for this is I'm stuck in the hospital waiting to go home after our 4th child's birth) I think the problem starts with Lennar demanding the "construction manager" take the lowest bid, to add insult to injury he obviously doesn't look over the work before signing off, and as admitted to me by Aaron, the construction manager, he knows the inspectors so well that they take a quick look at things and then just sign off. I believe this because in hindsight some of the issues are beyond explanation and should not have been turned over to me in that condition. My advice DONT BUY A HOUSE BUILT BY LENNAR IN MINNESOTA!!

I purchased my first home from Lennar approximately 2.5 years ago.About 3 months after I moved in, I noticed water pooling on the side of my townhome. I called and emailed Lennar customer care at least 10 times, and finally received a response. Someone came out to look at the issue, and sent an email to me stating he didn't see any water. I am SO DISAPPOINTED in the quality and materials used to build my first home. Whatever you do, do not make the same mistake I did by buying a home from Lennar. Their customer service sucks, their materials suck, the construction of the home sucks. The only thing that is nice is the floor plan.

The sales representative was a total incompetent person. I had to call the guy several times per day to speak with him and in several ocations I couldn't reach him at all. He showed me a unit where the water heater was in the garage and a small one, right before closing I realized the unit I bought had the water heater inside the house and it was a big one taking away a big closet space in the kitchen which in real estate this is called "Bait and Switch". The salesman confessed that it was his mistake. So the solution the salesman gave me was $1000 which supposedly cover for the change of the heater, however I did some research and the upgrade comes up to $2500 and up. I then come to realize that the $1000 was given to me by the salesman instead of the company itself, so basically he gave me that money to avoid getting in trouble and perhaps Lennar is still not aware of the situation. Also they never gave me the mailbox key at the closing instead I had to look for some guy all over Miami just to get the keys. Another thing is there is a leak on one of the showers and the plumber still has not come to fix it. They never did the construction cleaning properly, I am still trying to clean the garage and all the windows since they left it with a lot of dirt and construction trash. Hopefully somebody from Lennar reads this and I would like to let them know that this has been a terrible experience buying this unit and they do not have my customer satisfaction aprroved. I gladly do not recommend buying from lennar since I see they dont give a darn about customer satisfaction.

Lennar homes never finishing built your home - don't use them

I cannot express how disappointed I have experienced with Lennar Homes. Lennar built a home for us in Crown Ridge community Frisco, Texas. After weeks and days our promised closing date keep getting delayed, we had to extend our ratelock 2 times, we ended up to close the house with a long list of items that were not yet complete. Lennar wanted us to close and promised us the work would be completed after closing. Even the regional manager showed up to promise us that. But we are being fooled! The workers showed up a few times but don’t finish up the work, they even make more mistakes that need to be fixed. So the list gets longer as we discovered more things that were not built correctly when we moved in. We keep calling Customer Care Service, email people from construction manager, region manager, upper management guys...you name it..we called and called, message after message..They later showed up and promised that someone will work on the list. We never saw anyone show up ever since. They keep promised to fix things but never show up to do it, that is the BIG problem with Lennar Homes. After 2 months of closing, we still have the here and there spots that needs paint touch up. Faucet hot and cold water reverse installed. Inside outlets and light switches keep tripping breakers, paint needs clean up/touch up, the lawn was not smoothly installed with enough dirt over the rocky ground, sprinkler system heads are above grade to be chopped by the mower…the list is going on and on.. We bought a new house so we would not need to fix things for a while, but with Lennar homes, the quality of the work is so BAD that fixing and corrections have been going from day 1. Here is the interesting thing..it is not only us that has these problems, all my left, right, and front neighbors - they all have the same things. They called, emailed, messages just like us…their fixing lists are still there! If anyone is looking for a home with Lennar, PLEASE re-think again.

Too much to say but the short of it is they talk of core principles yet don't seem to do anything to improve upon them or customer satisfaction. I'm amazed that by spending a little extra effort and cost upfront would save them money on the backside not to mention help the customer satisfaction level.

I won't buy another Lennar home at this point.

I will list a few items found "glued and screwed subfloor", no screws, install trim with chunks out of it, bad drywall job, my stairs sound like they are in a house of 60yrs old, not 6 months. There are plenty of other items, many I have just fixed because I didn't want to miss work waiting for someone to maybe show up.

I too would never Recommend a Lennar home. I consider myself lucky they showed their true colors early on.

I fired Lennar. I lost my down payment which in the scheme of things was much better then continuing on and ending up completely unhappy if they every got around to building the house. We moved on to another company who has proven they can be trusted and working hard to keep their customer updated and informed.

Actually as I look at what we are having built now we are getting more house, better quality from everything I read, and a builder who is working hard to earn and keep our trust.

On top of that it was basically the same price.

Firing Lennar was the right thing to do.

Our financial situation is one where losing the down payment was not a killer but there are many people especially those just starting out that this would be a killer and could be stuck with no way out once they start with Lennar.

I would recommend to anyone considering building a house to RUN away from Lennar as fast as you can.

All the homeowners on my street were told by the lennar sales rep because we were the first buyers we were getting the premier lots with incredible views of conservation land. It will never be developed. Well never has come. It is now being developed with townhomes. Soon i will have a beautiful view of the back of one. The twist? Lenner is the builder and owned the land at the time of my home purchase. I guess cheaters do win.

Construction Defect Lennar refuses to recognize under Statute SB800

Bought one of the Lennar model homes in Centre Pointe Concord California in 2010. Months later after the one year warranty expired, I submitted a claim to Lennar to access a crack that literally goes right down the middle of the home starting for the back on the home (the garage) through the main floor out the front door. Lennar blamed the landscaping we did on the 8'x40' side yard. If hardscaping an outside small side yard creates a fault line through the interior of an entire home, then to me the construction of the home is sub par, and arguably defective. Lennar only visited the defect once on-site and only made a visual assessment. No licensed certified structural engineer came on site. Lennar allowed a Customer Service Representative do the entire assessment. I am now in the process of hiring my own structural engineer who has expertise in post tension slabs to perform the full investigation that Lennar should have done in the first place. In my opinion, and based on my experience, Lennar acted like the Insurance Claims Agent whose objective is to try as hard as one can to deny a claim.

Front door gap on the righ botton air getting in.fridge hard to get in and out foods. Floor tiles not level very poor workmanship.

Everything else very good.. Front door gap on the right bottom of the front door . Wrong size for the space for the location provided., can't open the door all the way. Hard to get in and out foods.

Concrete Issues, Several cheap labor issues with product.

Concrete is cracking after one year in driveway and main steps, Lennar claims concrete issue is homeowners fault from salt but the whole neighborhood is falling apart already and we never used salt on concrete and even sealed it as directed by building manager. Several issues home not grounded correctly, leaking gutters, electrical outlets not wired correctly, leaking roofs, plumbing issues, air circulation is very poor for the HVAC system. Most issues were repaired during warranty period but they will try and convince you to delay hoping you forget about repair requests. Structural issues as well for decks and attic beams and not have correct insulation standards. Many neighbors in our new community are concerned what or how the condition our homes will be in five years, if all these things are happening with new homes.

I just closed on my house less than 60 days ago. Part of their "sale" is that they take care of anything that goes wrong when you first move into the home. Well, Lennar "cares" does not care. They are now telling me, after being in the home less than 60 days I need to call GE to get my Dishwasher fixed. The entire reason I chose to buy Pre Construction was to keep from having these issue. I got a big "I'm Sorry." I travel and I have a very busy life. I do not have time to deal with this issue so their response does nothing for me. BUYER BEWARE

Quality build almost ....

We bought a place in virginia . Like the design . But wokmanship is poor, maybe they aren't using good quality workman I have one big complaint . Customer service is not good . They don't care overall. The other thing is that my master bathroom shower base and floor underneath was not constructed properly. My shower base sank twice because they laid it only on the wood floor. My master bathroom has a concrete layer across almost all of it except they did not put it under my shower base. They had to come twice to fix the shower base moving up and down. They are almost finished and they did not redo the floor underneath the shower base the way the rest of the floor in the bathroom is. My neighbors unit is concreted from what I can tell you what he told me underneath his shower base. The units they were still building are concreted all the way across the master bathroom floor I went and looked those are done right. The contact rep dealing in customer service told me they change the design after mine but I know that false . They started the bathroom toward the end of my warranty after the base was moving up and down for the second time it is almost finished and my warranty will be over by that time. They were not willing to fix it a 100% correct. They leveled the floor underneath the shower base with some thin layer of cement stuff. After removing the base the wood appeared it had been wet at times not much maybe. If the base moves again ... i will fix it my self. They do not care. We are in Goose Creek . They still haven't finished my driveway. But that is there problem. Everyone else's is done. They said they left flyers to let us know, mine must have blown away. They said they would do it. Im waiting. ... I will give them this, the company they used to do my drywall repairs because of settling , they were good at what they did. I happy with that.
