Big Mistake

I am writing this to express my feelings to you about what has happened since my decision to purchase a Villa at Gran Paradiso a Lennar property in Venice, Florida.

First of all I am not blaming anyone for what has happened. But rather I blame myself for not being smart enough to be aware of what I was getting myself into.

I was ask to click on a mouse to put my initials on all those disclosure statements that were shown to me on a computer screen. I should have read each one them.

But, has there ever been anyone who has taken the time to read through all 65 pages? Pages that were written in a language that only an attorney could understand.

If I had been smarter I would never have initialed or signed anything unless I had an attorney read it over first. I guess my problem is… I'm just too trusting.

After I left their office I was absolutely thrilled and excited that I had made the decision to purchase this beautiful villa and was so looking forward to moving to Florida to spend the remaining years of my life living at Gran Paradiso near Venice, Florida. I couldn't have been happier. I couldn't wait to tell my family and all of my friends about this wonderful thing that was happening to me.

Since that time this decision has become a night mare. The stress and anxiety this has caused me has been unimaginable. I certainly never knew that somewhere in all those 65 documents it stated the closing date of the sale would not be contingent upon selling my house in Ohio. That I would have no say what so ever on what the closing date would be. I certainly didn't know that it would take over two months to sell my house. Or that there would be a even the slightest chance of my losing my $15,000 deposit.

I have tried everything I know to honor the closing date of April 30th, and there is nothing left to do. They did offer to hold my deposit and wait until next year when another place would be built. However, that could cost me thousands of dollars in rent to have somewhere to live until then. No matter what I have tried it was going cost me even more to make this move happen.

As I said…. I think I was just not smart enough and much too naive to realize what I was getting myself into.

What started a new and wonderful experience has turned out to be a big mistake. And I have certainly made my share of mistakes during my 77 years.

I will just have to add this one to that list.

Resolved: Night Mare from Day One

Went to put contract on home pulled us around shoing us home updates on home getting congratulation emails on purchasing the home, but what they left out was where we qualified. NO the lan people where awfull no communication, could never get them to call back, the sales associate at the homes was not honest about the home, told as about all l the up grades they put, we paid for them.No choices on floor or cabinets come to find out it was a inventory home.

Charged a lot charge. The view from back was a side view of a large home and in front the view was more homes.

Small lots, I have never been so upset the dealing with these people. I should be glad I guess it did not go through reading some of these others post

Home won't appraise - Deceiving

In the process of buying a new construction home in The Grove Chase located in Indian Land, SC. The home with Lennar's "everything included" and an additional $10K in options/upgrades didn't even appraise for the base price of the home.

Lennar agreed to lower the price of the home to the lower appraised value, however their version of lowering the price is to use a portion of the $7,500 buyer's incentive they are offering to get to the lower price (basically using the buyer's credit towards the negative equity). Unethical and deceiving to sell homes (with upgrades) that won't even appraise for the advertised base price. At this point I'm trying to work with them to lower the price to meet the appraised value minus the incentive or need to look into getting my deposit back.

I don't have high hopes. Stay away!

From experience as a contractor, I can tell you that appraisers don't always get it right and there is nothing the builder can do about it. If your neighbors houses appraised correctly chances are this is on the appraiser not the builder.

With in 3 weeks, our sprinkler system had a broken pipe that leaked our first water bill to $331.61. Both our SUV'S picked up a drywall screw costing $250 for the Tahoe tire and $200 for my Suzuki.

In 3 weeks time, our water bill was $331.61 due to broken sprinkler pipe which leaked for a month before being found by my husband. Two of our BRAND NEW TIRES went flat due to drywall screws!

One in the Tahoe and one in the Suzuki SUV. These were brand new tires. Both screws could not be patched due to location in tire tread. Cost is $450 for both.

We have only been in our house a month and already$781.61 in debt plus regular bills and first mortgage payment.

Lennar needs to be responsible and pay these costs due to there negligence. BRIAR OAKS SUBDIVISION HUDSON,FL

My guess is the drywall screws were picked up somewhere else and blamed on the builder. This is very typical anytime a flat tire occurs when living in a new construction community. Also, *** happens in new construction; my guess is had the builder known about the leak immediately, they would have corrected it immediately.

I found this website after looking for a human to talk to. I've been at it for nearly an hour. Disconnected numbers.

Our former service rep has been "let go". Your assumption is kind to give the benefit of doubt, but after years of dealing with Lennar...they have not earned respect or trust

THE ABSOLUTE WORST CUSTOMER EXPERIENCE EVER!!!!

Let me start by saying that this is THE WORST customer service experience I've ever had in any business I have considered patronizing. The agents and the sales managers with Lennar are extremely rude, unprofessional, discriminatory, inconsiderate of your time, disrespectful and full of lies and deceit!!

Upon my first visit to Lennar (Bridgehampton, Alpharetta) we were barely acknowledged after standing around for almost 30 minutes waiting to ask questions. There were several "other" potential buyers there that seemingly got the attention from both agents on duty, but neither agent had the time or the courtesy to give us. It was so bad, we decided to come back at another time hoping that the experience would be better the next time around. The next time we came back the agent there (Patsy Pete) told us that she was "trying" to go to lunch when we were greeted.

Again, this did not stop her from interacting with "other" potential buyers and answering their questions. After a few more visits, customer service NEVER improved. In fact EVERY time we visited, we were either rushed, ignored or made to feel like we were an inconvenience to the agents there. An agent in training told us that email is the best way to get your questions answer so we tried to go that route.

All attempts to communicate through email were either completely ignored or communicated with the same sense of attitude as if our questions were an annoyance. After finally getting most of our questions answered, we decided to still continue our pursuit of purchasing a Lennar property. When we finally came in to write a contract, we were told from the sales agent that if we didn't get approved through Lennar's "preferred lender" UAMC, we would not be able to move forward in writing a contract, even though we had another pre-approval in hand from another lender. My fiance' and I both wanted to know where this was in writing and the sales agent never would give us a straight answer.

She told us she would have to email her sales manager Patti Dunn to get an explanation and this information was coming directly from her manager. Sitting right there in her office, Patsy decided that email was a more appropriate form of communication as opposed to just picking up the phone and calling her sales manager. She told us that while she was waiting on a response, she would check her email from "other" clients!! Again, you have clients sitting in your office BUT attention is given to everyone else in the model home but the ones sitting there READY TO WRITE A CONTRACT!!

So after 10 minutes of just sitting there wasting everyone's time, we made the suggestion that a phone call would be a more prompt form of communication than waiting on an email response. Patsy left her office and proceeded to call her sales manager in another room. When she came back in, she told us to call her sales manager, Patti Dunn. Patti informed us that because we weren't using UAMC, we would not be able to write a contract!!!??

We asked her where this was in writing and she told us "this is verbal, it's not in writing, it was simply Lennar's policy"! We told her that we had spoken to their loan officer at UAMC (Jim Fletcher) prior, and were "encouraged" to go with another lender. She told us that she needed to call Mr. Fletcher and get back us.

We asked her to conference Mr. Fletcher in so that ALL parties could hear the conversation and get to the bottom of this. Of course, we never received that phone call. After about 10 minutes still waiting in Patsy Pete's office, she finally called us back to say that something was wrong with her phone and that she got a special "exception" from corporate so that we could write the contract!!??

It's apparent to us that Lennar tries to "force" you into using their lenders every way they can. It's also apparent that regardless of when we came into the office, writing a contract or to ask questions, we would be either rushed, completely ignored or put on hold while the sales agents there attended to everyone else!! It seems to us that Lennar's "policy" of using UAMC is a made up policy, hence the reason it isn't documented anywhere in their paperwork. This seems like another way to pressure the buyer into using their lender which is an illegal practice and borderline predatory lending!!

When the sales manager couldn't provide a valid and substantive reason for this "policy" she had no other choice but to grant this bogus "exception"!!!!

The truth of the matter is there is no policy and there was no exception. When upper management sets the standard for making up fake policies for the sake of strong arming a buyer into using their lender, BEWARE!

Beware Workmanship is not good

Beware of Quality of work - We purchased in this community for location along with it being a gated community and moved into the area from out of state. We purchased a home which was almost complete and added our flooring and counter top selections and closed remotely while moving. When we arrived we obtained our keys and this is where the issues began with the workmanship – initial issues with: • Garbage Disposal not being hooked up – electrical install backwards • Dish washer – leak in plumbing under sink (Raptor Plumbing) • Ice Maker – installed improperly – causing water leak in kitchen (Lennar took ownership) • Front lights not working – wired improperly • AC heating Unit wired wrong in the attic causing damper to not work causing issues with heating the wrong areas up based on thermostats • Lights on back patio – not installed • Cable TV and Internet wiring not labeled and jumpers within the house – causing Internet and TV installation to make multiple trips before this could be setup • Contractors leaving trash and nails all over the roads in the neighborhood – Forman and Regional office notified 5+ times and continues making it like living in a trash dump • Neighborhood lights not working including gate and park area – Fixed after 2 months in the neighborhood • Water Softener Drainage – setup improperly – causing a 1700-gallon water leak (Lennar took no ownership of their plumbing contractor) o Raptor Plumbing was contracted by Lennar for new home builds and after 5 months in the home we had a major flood in the home. The house was plumbed for a water softener and the inside plumbing wasn't properly secured and caused the house to flood with 1700 gallons of water. My issue was Raptor plumbing’s owner came to my home and denied any of it as their fault on the installation of the drainage loop, despite it being different from the initial model installation and many of the other homes in the same neighborhood. He quickly blamed the softener install (who did not put the plumbing in). Many other new builds currently under construction are being secured with copper to avoid such an occurrence. The owner of Raptor kept going on and saying copper is being phased out, yet in all of the other homes in our neighborhood was installed. Needless to say I had to get my insurance involved since Raptor and Lennar played the blame game and officially refused any liability. The flood shouldn't have happened if the box in laundry room was properly finished off holding the line in place so the water would drain properly during regeneration. I had purchased a Lennar home based on quality of work from past experience of Lennar in Texas and am regretting this so far after 6 months in my home.

Lennar built with cheap materials my new brand home

I bought a house at Sonoma on November 2014, it all started off wrong as they rushed our closing stating they wanted to do it before thanksgiving and even tho there where things still pending with the house we where promised it would be perfect since when we did the walkthrough we pointed out several things that where not right. Since we where the only ones living here and we had construction all around us they completely destroyed our yard and when we brought it up they once again stated it would be fixed but that they needed to go through our yard to finish building the other properties, this also led to cement on our windows and garbage and dust everywhere which they never fixed or cleaned up.

All this dust led to my special needs son who is a former preemie and has a compromised immune system to end up several times in the emergency room suffering from respiratory distress and also hives. This is something unacceptable to me. Also since we moved in we have not had any electricity in the power outlets of any of the restrooms and little by little some other power outlets through out the house have also stopped working, leading us to have to use power cord extensions which poses a thread to us as this can cause an overcharge and short circuit that can lead to fires, but we have no choice as hiring an electrician is not only expensive but something that they should do as we are within ¨warranty¨. Also our staircase is falling apart, the wood has been little by little breaking and detaching which is another hazard for my son as he is not able to walk and has to constantly be carried up stairs by either us or his nurses who care for him.

All the sealers in the bathrooms are rotten from day one, the fixtures are falling apart and even the toilet paper holder has fallen off, leaving behind *** in the wall that shows how badly it was put up in the first place.

These are only some of the things wrong with the house, I can mention others like cement all over my garage floor, which they promised to remove and never did. Uneven walls that take several coats and lots of time to pain just to try and make even, cracking floors every time you walk amongst other issues.

After Sales Service

My place was built in 2009. In 2013, I asked if they could give me the make and model of ceramic tile used (not only in my place but in every other of the more than 1200 doors here). Their reply: 'Sorry, we don't have this on record.' Recently, in 2016, I asked for an attestation for the type of windows used in the construction of this place in order to benefit from a discount on my insurance premium. Reply: 'That place was built in 2009. That file is in our archives and I can't get it. Get in touch with Sunshine Windows. They're the ones who installed your windows.' Maybe, in the first instance, I can understand that getting the info from the archives might be a very tedious job; but, if you already know which company installed the windows and you built your homes to meet or exceed the building code of the day, is it that much trouble to state that fact on company stationary??? Or, in the name of Customer Service, shouldn't you, the Lennar customer service rep, be contacting the window manufacturer/installer for the letter and forwarding it to the client??? If they can't help you when the only cost is putting a sentence on a letter head and emailing it, can you imagine the service you can expect when something really goes wrong?

Fogged windows

I've had five windows replaced already and need seven more replaced at a cost of approximately $ 2,500.00. I can't find who's responsible for the repair and cost of replacing these windows.

The home is less than ten years old and problem with windows started within three years of home purchase. First indication of problem was condisation between the double glass panes then developement of a milky color which prevented viewing out of windows. All repaired windows are exterior and double paned glass.

My picture window has the same problem and will soon be unable to view out of it. Does anyone know if there's a class action suit regarding the failure of these windows which are installed in Lennar built homes in Florida.

there may be a warranty from the window manufacturer. Look on the metal between the panes of glass for that info.

We bought a new house lennar four months ago. We wish didn't though.

We moved in December 22nd, and 24th we didn't have hot water. We were with out hot water for five days. Can you imagine our Christmas & New Years with out hot water??? And after that our oven and dishwasher broke.

We asked for help but lennar manger Joe ignored our calls and texts. After that our kids toilet started leaking, we called Joe, we sended pictures, he did nothing but ignored. Right now our heater isn't working.

We called them and they didn't even answer. Lennar is very expansive and has poor quality houses.

We had an issue with our washer as well but the Appliances are warrantied through the appliance company not lennar. this is clearly outlined in your lennar warranty handbook.

the dos and dont's of the home warranty process. Each item in a new construction home is warrantied by the individual sub contractors who build the home.

I recommend reading through documents the next time you sign for a home.

We love our Lennar home and wouldn't trade it for the world.

Horrible customer service

I bought a Lennar home in Minnesota and winters get very cold (no surprise). I have a severe condensation problem on my windows and when I called customer service for help, it was nightmare of an experience. She was rude, spoke down on me and totally blamed me for the problem that I don't change the humidity settings in the house everyday. She reminded me that I signed a document that humidity is not Lennar's problem and I should have to monitor indoor humidity everyday and settings everyday, yes, everyday... What an awful experience and I would never buy a Lennar home again. I have never seen such a poor customer support representative in my entire life.

The only way windows will accumulate condensation is if the interior humidity levels are too high. This is the 'popcan affect' of condensation due to warm, moist interior temperatures and very cold exterior temperatures. So I would say the builders service department is correct though it should not be necessary to control humidity levels but rather monitor daily and make sure humidity levels are right around 35% at any given time in winter.

I would not recommend buying a home from Lennar Homes in Tampa. I have had nothing but problems from the time I agreed to purchase a townhome in Meadow Pointe North to now (6 months later). The sales consultant was only there to get the sale. After signing all necessary paperwork for the purchase, I did not hear from her except when I called her about problems I was having with the realtor that she set me up with, Exit Realty to help me with a lease buyout. He was not informative and frankly in my opinion a liar. The only thing he did was write one check to my management company and collected over $2,000.00 commission; nonetheless, he was never available to answer any questions that I had throughout the process. He was supposed to inform my leasing office of our move out date and obtain the final buy out amount; however, since he kept informing me everything was fine and not to worry about it, I took it upon myself to contact the leasing office myself about a month later and make sure they were aware of the move. To my surprise, the leasing office had not been notified and because of that, we were responsible for another month of rent in addition to concessions we had received upon signing the initial lease. As a result, the realtor informed me that I would now have to come up with the extra month’s rent and concessions, even though he was the one who made the mistake and didn’t notify the appropriate personnel in a timely matter. Also, multiple times he told me he had dropped the check off at the front office; however, when I called the office to confirm, this was not the case. There was no communication from him at all. Moving on to the next problem with my experience with Lennar, I had to sign that there were no problems with the unit at the walk through the night before my closing, not to mention I only had a one day notice of the closing date. I went in to the closing by myself with no realtor, sales consultant, or title company representative. The only person there was an outsourced notary to go over the loan papers. Needless to say, I had many problems in the home that needed corrected before the closing. For example, I had very squeaky upstairs floor boards, toilets bubbling when the washer was draining, sewer gas coming from underneath the sinks, broken tile in the downstairs floor, caulking not thoroughly completed, grout missing, concrete uneven on the lanai which was in turn holding rain water, a light on the downstairs bedroom fan not working, etc. Additionally, I was told that Lennar would have the house cleaned before moving in, which of course was not done. There were footprints tracked through the downstairs living room and dust from construction all throughout the home. To make matters worse, after signing all of the paperwork for the loan, I was informed they did not have the keys to my home. Instead they were left at the office forcing me to take time off of work two days later to pick them up at the model home. Upon moving in, I went online to apply for the homestead exemption for my real estate taxes. While doing so I discovered the personnel had recorded my title in the wrong county. Not only did they make the mistake but I was responsible for either taking the paperwork back to downtown Tampa, taking off of work, to have them re-do it or take the paperwork myself to the correct county and have the deed corrected. At this point I decided that I had enough, so I took it to Pasco County myself, costing me $50.00 to record it. I called the title company and of course they did not care about the cost, time, or inconvenience for their mistake. I should have been re-imbursed at least for the cost but I got the same mentality as Lennar and I quickly realized they were not going to make it right. Now 6 months later, my toilet is still bubbling, my shower floor is cracking, the smoke alarm goes off every time I cook something in the oven, there is a crack in the concrete on the back porch, we have no street sign so the residents can be found (i.e., friends, family, food delivery, etc.), the community is all torn up from the unprofessional workers not caring and leaving their food wrappers, empty bottles, and cans all over the community. The parking lot is torn up, concrete stoppers have been run over and destroyed, and the sidewalks are already cracking and turning orange. Apparently our well water does not have the correct filtration system or the sidewalks would not be turning orange. With that being said, it makes you wonder the harmful effects it has on the people drinking it and using it to wash their clothing, let alone the pipes in our new homes? The entry to the community is also in desperate need of pressure washing, the white fence is green, the community sign is dirty and the gates only work 2 days a week. Unfortunately, I am not the only one have problems. Multiple other residents are complaining about having no gutters causing the foundation to wash out around their doors, mildew forming around their windows and stone pillars on their front porches, lanais that are not level and holding water, squeaky floors, as well as concrete footprints of some sort left on their tile and cannot be removed. The townhomes were built with no craftsmanship, cheap material and workers that do not care what type of end product they are producing. I have been in the construction business myself for over thirty years and have never seen a company do such poor quality work and hire the most unprofessional workers. After all, I was leaving the community one day and there was a worker parked in front of an unfinished building displaying a huge rebel flag. What kind of message does that give to the current and future residents of Meadow Pointe North? Those are the types of workers LENNAR hires and I would have to say that is very disappointing.

Material Quality and Workmanship Low End

- Kitchen and bathroom fixtures plastic and seem fragile. - Valves under sinks and toilets absolutely the lowest quality I have seen in my life. - Fascia warped in a couple area. Gaps at seems. Lennar blames the sun. - OSB (under eaves) badly splintered. Lennar admits at least one OSB sheet should not have been used. Unwilling to to action to repair. - 100% 2x4sunder eaves have noticeable gaps with OSB. Numerous gaps exceed 3/8". OSB and Fascia large gaps in many areas. Lennar says every house is like this and it is acceptable. - Roof shingles blown loose and or ripped from roof. Took weeks to get initial repair. Same issue within 4-6 weeks weeks in exactly same area. 3+ weeks later no repair. Lennar admits roofer is totally unresponsive.
