Lennar home and sales tactics

put a down payment on a Lennar home in sparks NV.. after many visits to the site we found they had put a large electrical box/transformer in the front yard... even the sales rep said why did they do that.. they even charged a lot premium of $10,000 Also was not informed about HOA fees and restriction until we put down a deposit the sales rep past us on to a regional president he said the box had been there for 7 years and I should have seen it when I walked the property.. I WAS AT THAT SITE MAYBE 8 TIMES.. it was not installed .. when visiting the site after 6 weeks in contract... I find a large electrical box IN MY FRONT YARD.. the box was shinny new setting on a fresh concrete pad... checking with the electric company the box was installed approx. 5 weeks after I was in contract and never disclosed to me... this man lied through his teeth and would not even consider reducing the lot premium. if you consider a home from them.. be sure you check everything down to the inch... nice homes put the sales techniques are sneaky

Love our Lennar home.. We had a great building and Warrenty team. What I don't like is that SunStreet solar program! If you read the contract it states that there's no guarantee that you'll save any money! The billing is based on other homes that are the same size of yours not your usage so if you're gone 2 months you're still paying for something you didn't use. And you have no choice.. If you buy a Lennar house in a solar neighborhood you have to take this solar illusion! There should be a CLASS ACTION LAWSUIT ending this ripoff!

We were promised our $5000 back within 30 days if we decided otherwise or if we were denied, we were approved but changed our minds on the house due to location to job changes. Now they aren't giving us anything back and barely even answering our calls or texts. Extremely unsatisfied customers.

This is our home on what was supposed to be closing day. All of these work issues (plus more significant ones not photographed) were brought up months in advance and sat until two days before we were supposed to close, then miraculously they were able to get most of it done in one day.

This was not without a cost because the workmanship was terrible all the way around. We were given every assurance things would be ready on time and no apologies or compensation for what really happened. In fact the people we tried to deal with up the chain were downright rude and accused us of plotting and espionage (?????

what??). It's true!

As a contractor, everything I see is very typical punchout items on the home. As long as they did complete everything prior to close, then I don't understand the problem.

If you think Lennar is bad on their own, you should try coupling them with the Property Management Group that they hire calling themselves ICON Property Management Group. OMG, absolutely useless !!!

Ask any of the residents in the new resort-style neighborhood of Gran Paradiso in Venice FL. Icon should manage trailer parks in Kentucky, they'd likely fit right in. Put them in an aggressively growing high-end residential neighborhood and you'll think you are in a trailer court in KY. Terrible management group!!

AND Lennar gives these idiots their full support. Call them "dumb and dumber" and you've nailed it !!

IT ALMOST SEEMS IMPOSSIBLE FOR ME TO BELIEVE THAT LENNAR, THIS FORTUNE 500 COMPANY, WORTH BILLIONS OF DOLLARS...WOULD TREAT SOME ONE THIS WAY:

While in Venice, Florida in January of 2016 I visited a Lennar property at Gran Paradiso.

While there I toured this beautiful model villa and fell totally in love with it. I immediately went to the sales office and in less than fifteen minutes after talking with a salesman I made the decision to purchase that Villa.

I was next sent to a loan officer at that same location to make application for a mortgage loan.. When I reviewed it appeared the closing costs for the loan seemed high, $11,000. However I was informed by the loan officer that if I were to finance with Universal American Mortgage Company of CA they would lower the costs by $4,500, so I agreed. I have since found out their closing costs are still more than most other mortgage companies. This apparently is because U A M C tacks on building fees and HOA working capital fees.

The loan officer ask me for information that I did not have at the time since I was just visiting Florida for a few months this past Winter. But as soon as I returned to my home in Ohio the first week of March I did send her some 95 requested documents.

I was next ask by a salesman to review and initial by clicking on a mouse some 65 disclosure documents that were shown to me on a computer screen. Which I did. I did not read them however as it would have taken hours and also since I am not a lawyer I would not have understood what I was reading any way.

After that I was ask to make two deposits. The first for $5,000 in January and the second for $10,000 in February.

I had originally intended to return to Ohio from Florida at the end of March, however since I was purchasing this Villa I decided to return at the end of February. I had rented a house for three months so I lost $1,500 by returning early. But I thought this would give me plenty enough of time to sell my house and to put down the money I needed for the purchase. Up to that point I was told the closing date was approximate as the villa was being built.

It was not until after I returned home to Ohio that I informed that the closing date was now set for April 30, 2016 I suddenly realized that barely gave me enough time to sell my house for the down payment. I had ask several times if I would lose my deposit if I did not meet the closing date, but never got an answer.

As soon I did return home the first of March I immediately hired a local real estate agent and paid for a professional appraisal of my house. By middle of March the real estate agent brought 21 people to see my house. Of those I received three offers buy. But none of those offers were acceptable to me. They were all $25,000 under the appraisal price.

It about then I was made aware by my real estate agent that even if someone were to make a decent offer on my house and I accepted, it would take anywhere from 30 to 45 days for them to get a loan. I simply didn't know that. I had not made application for a home mortgage in over 30 years. Back then it took two weeks.

Finally in mid April I was informed by Lennar that if I did not meet the closing date that had been set I would lose my $15,000 deposit. I then began to panic and I ask them for an extension for the closing date. At first they refused. Then after several requests Lennar offered to extend their closing date to May 20th, but it would cost me $1,500.00. I thought about it, but if I did that I would have still have the same problem. Due to the amount of the time it takes someone to get a loan approved it would be well past that that May 20th closing date and it would have cost me $1,500.00 ....So I refused the offer!

Now I was becoming desperate to find some way to meet that impending closing date. I contacted the loan officer at U A M C and ask her to make an application for a no down payment VA loan since I am a Veteran. But when I reviewed that VA loan application I saw that the closing costs had increased by over $10,000.00 to $21,000.00 and the monthly payments were going to be over $2,000 a month. So that didn't work!

Next I ask the loan officer at U A M C to draw up a minimum down payment application. When I reviewed that proposal I would have had to come up with $52,000. Didn't have that much money on hand, so that didn't work. Even if I applied for what is called a bridge loan it could take 30 days.

As you might have guessed by now I was not able to close on that Villa on April 30th. I have since been informed that they will not return my $15,000.00 deposit. I then ask them if there was some way they could hold that $15,000 deposit in escrow until such time I sold and closed on my house my house. I would then buy the villa. I was told that was not possible. I next requested they come up with some reasonable fee to allow me the time to sell my house. But I never received an answer.

The final offer I received from Lennar was that I pay them an additional $6,000.00 and then to wait until January 2017 until another Villa were built. Eight months? In good conscious I just could not accept that offer either!

The months of March and April were a traumatic period for me. Trying to deal with all this.

I am under a doctor's care for manic depression. I became so stressed and anxious during that time

I thought I was going to have a breakdown.

So now what started out as a wonderful new experience and what I envisioned as a bright new beginning for me has turned dark and ugly. At first I was so excited. I was going to move to Florida, buy this beautiful new villa and live out the remaining years of my life at Gran Paradiso in Venice. That was the dream, but that dream has since become a nightmare.

And it has cost me $15,000.00

I am a 77 year old widowed man who can hardly afford to lose that kind of money from my lifetime of savings. I can't help but wonder how many people this has happened to before….

It is now my intention to give this information to anyone and everyone who will listen and to post what I have written here on every email address I can find. I want everyone to know what happened to me.

I believe that this will most certainly cost Lennar more than just $15,000.

The lesson here would be to come prepared and make sure you understand what you are signing. Most builders have you sign a contract that states it is up to you to be closed on your current home and have the funds available to close on the new home; this is the buyers responsibility there is nothing the builder can do. It does not make sense for a home builder to sit on a property and pay interest on a loan (losing money all the while) because a buyer was unprepared.

Curious to know if this was ever resolved. We are pretty much in the same position and they have $37,500.00 of our cash.

They kept telling us the house would close in August. Now we are being told June 21 and we just listed our home here to sell (100% equity) because we were remodeling...

After I wrote this article I contacted the Attorney General's office of Florida and filed a complaint. Waste of time.

They did nothing.

I know a guy here in Ohio said he had a college friend who was a real estate attorney in Tampa. Told me to call him.

I called and told him the story. He said Lennar probably has some of the best attorney's in the country and that it would be difficult to beat them, but he said he would be willing to try.

I said good.

He then said to send him a $3,000 retainer.

He must have thought I was ***.

I had left things in storage in Venice thinking I was moving there (including my motorcycle) so, I had to drive back down from Ohio in May to get it. A trip that cost me $600.

While I was there I called and made an appointment with the salesman who sold me that Villa. I told him that I would spend the rest of my life if necessary telling everyone who would listen what happened to me. I told him I might lose my $15,000 deposit, but I will surely cost them many thousands of dollars in future sales. I told him that I was the type of guy that would stand in front of Gran Paradiso with a sign and picket for months on end.

I'm retired and I really could do that. I wanted them to understand they were messing with the wrong guy. He called me that next day and said they were willing to return $10.000 of my $15,000 deposit and ask if I would agree to that. Better to lose $5,000 than $15,000.

So I agreed. I have tried to put the whole thing behind me, but it's been hard.

Believe me in the future I will never sign ANYTHING unless I have an attorney look it over first. I HAVE CERTAINLY LEARNED A LESSON.

Promised things and never delivered. First was my choice of granite at the location they told me to go to. Told me to pick any level 5 granite from their provider. I did just that then they told me I had to pay an additional $2,100. This was all in writing. They pulled a bate and switch tactic. They use the cheapest labor and materials they can find.

This is so true. They rush you through the walk through and when you find something later after closing they ask oh did you mention that during the walk through.

If not it can't be fixed.

A brand new home with many many issues; corner seams coming apart, molding separating from wall, holes in doors. Didn't know you would have to look at every inch of house on inspection.

Electrical Problems

First time home buyer in 2013 and we would never purchase another lenar home. Before purchasing we rented in Tulare CA on the west side and our house was burglarized and ransacked so we moved in with my parents for 8 months to save money and buy a home.

My husband of 4 months and my 2 year old step daughter whom lived in one bedroom at my parents. Keep that in mind when wondering why we did not stick to our guns and we jumped at the first opportunity.When we first went to do a walk through and sign our papers we had issues. My husband and i paid put own home inspector to do walk through with us. Upon arrival the man from lenar, Dan; told us she couldn't be there and we couldnt start the walk through until she was gone.

The inspector told us that by law she could be there, but after a heated argument she left. We did our walk through and signed papers. Within a month we had prombled with our elctrical wiring. The light in the kitchen would pop and then blow the breaker.

The electrician came and replaced light switch plate. It happened again in the kitchen and living room the same guy replaced switch plates. Then it happened in our daughters closet (i.e., it popped and the light blew out so we tried replacing lightbulbs and it didnt work at all) he replaced the entire insert but it still pops. Then it happened in the living room again and he messed with fan and said it was fixed.

Its happened numerous times. We go through expensive lightbulbs (i.e., ten dollars a light) often. Here we are three years later and we continue to have problems. I put in a work order.

Lisa from lenar called me and it explained to her that we have had nothing but problems with our lighting and now when our living room light is on it will make a pop or tick and go off, but not every time. When i plug the vacuum in th living room it blows the breaker. Then my daughter turned the switch on for the living room light while i had something in the microwave and it blew the breaker. She told me that electrical is warranteed for one year.

I explained to her this has been an on going problem that i could get all the emails and it has been at least a handful of times and majority of those were in the first year. Then she says well what lightbulbs are you using. I told her the extras that were left and the expensive dimmable ones that go in them. Really trying to blame it on the lightbulbs.

Trust me i wish i could use cheap ones but i cant. Every time the electrician has come out ive asked him if the wiring bad and he says no. Well he is coming out tomorrow to check it out and i am hopeful that itll get fixed but for the last 3 years it has not been fixed. Just noticed when i pulled my oven out to get a toy that they didnt even grout right next to the wall.

Weve also had problems with our ac.

One time lenars ac guy couldnt so we paid for our own and he said our unit runs and runs and is really loud due to it being to small for our home. Lenar told me its not its energy efficent.

First of all, it's spelled 'Lennar'. Second, Lennar is doesn't just pick the cheapest A/C they can find and install this; everything has to be engineered and specifically chosen for that size home. The electrical problems could be from a number of things; my guess after reviewing this letter is it's from user error.

Lennar homes are garbage. My advice to anyone, especially military veterans are to run and not deal with this company at all. The guy who corrected you on spelling Lennar incorrectly, had the nerve to play spelling police role.

However, look at the grammatical errors in his second sentence (Second, Lennar is doesn't just pick...). I bet he is going to logon and edit after seeing this lol.

I can tell that this *** who made the prior comment doesn't know what he is talking about. I had bought a brand new Ryan home and the heating system would take hours to bring the temperature up just a few degrees.

Ryan claims the the unit was properly sized for that home. Upon having an HVAC specialist measure the home square footage and inspect the unit he found that it was undersized to properly heat the home. The AC however want as bad and was undersized by a half a ton. Despite the expert, Ryan refused to address the issue.

BTW, that unit broke down 7 times during my 3 years of ownership with that home. That *** should live in a LENNAR home, did I spell it right pal, before he writes a *** comment!

Lennar uses the least recommended GE appliances- very noisy, inefficient, expensive to run.We have been here 2 years and have replaced the dishwasher. So far we love ❤️ our Bosch washer!!

This is very true. The refrigerator is very loud, trying to load the dishwasher is impossible and dishes always come out wet even it you put heated dry.

Once something spills on the oven it is almost impossible to remove the dirt. If I didn't just buy this new house I would replace all of the appliances.

Extremely Unprofessional

I signed a contract to purchase a Lennar home contingent on the sale of my town home.

Due to receiving below market offers on my town home and the expiration of my contingency I withdrew my contract.

It has taken 5 weeks to get the termination document from Diane Barker and David Kunis, the Lennar sales persons at Blackstone in *** GA.

The Lennar agents were extremely responsive until I withdrew my contract and since have either promised to get the documents and not produced or have deliberately not responded to emails. It has been 5 weeks and I am trying to get my deposit back, which will take another 4-6 weeks.

Both agents have since moved from the property and Brad the current representative refused to give me the contact information for the Lennar Sales Manager, stating it was against Lennar Company Policy to give out that information, SERIOUSLY ?

I have since found out that Patti Dunn is the manager, thank you Google

Hopefully I will be able to get some assistance.

A part of being a sales professional is to complete the deal, either through closing or termination.

Apparently Patti Dunn, did not include the how to be professional when the deal does not go to closing or both Diane Baker and David Kunis did no attend

I am also confused as why the house I had a contract on and withdrew offer can be placed back on the market prior to me signing the termination document.

You would think that placing a home back on the market once a contract was verbally terminated would trigger the signing of the termination agreement that releases house snd deposit

We recently exited our sales contract with Lennar due a financing issue. After involving our attorney, he realized that they never sent our deposit to a third party escrow account per our contract.

Lennar couldn't get us a check fast enough. I have a feeling we will see these jack legs on American Greed someday.

Sure, the model homes look nice and the sales team is all smiles, but the reality is that what happens post-sale is the true test: these guys are biggest bunch of slime I've ever encountered and I've purchased about a dozen homes over the years. I purchased a new Lennar home as an investment/rental home due to size (3 bed/2 bath) and location, but soon after found out that they hadn't graded the lots properly and the inept/incompetent city inspectors allowed or didn't notice that the drainage plan for the subdivision did NOT match what was built. An honest, reputable builder what have stepped up to correct and mitigate, but Lennar simply found ways to get around nearly all of the required fixes by taking half-measures and using classic tactics of study, delay, study some more, and then press for "as built" retroactive approvals. It's a very, very long story so let's summarize: BUY FROM ANYONE OTHER THAN LENNAR! AVOID!

Generally when everyone is wrong (Lennar, the city, etc.) other than the author; it really is the author that is wrong. Not believable that the city wouldn't require a builder to abide by the survey. My guess is the builder graded the lot according to the survey as required and the buyer simply wanted something different which the builder could not do.

Lennar has shady business practices

Was trying to buy a Lennar home in Reno and the purchase was contingent on the sale of my home. Lennar knew this and it was pointed out to them on several occasions.

I put my house on the market, where it remains today, and Lennar is forcing me to sign a cancellation of my purchase but refusing to give back the $5,000 earnest money that I put up as a deposit. They apparently have another buyer lined up and they've told me that I can get only 1/2 of my deposit back. This despite the fact that I checked with them several times about just such an issue, since my house wasn't even on the market when I entered into the contract with them. THey assured me that if my house didn't sell, that I would receive all of my deposit back, as I wouldn't qualify for the loan.

All I can say for sure is that Lennar will not get any business from me, my family, or anyone else that I can talk sense into. They basically just lied to me on this purchase and in giving me 1/2 my deposit want me to feel good about the deal that I am getting.

I'm very disappointed and feel cheated. As I said, not that they care (and that's the problem), they will not be getting any of my business in the future and I hope they don't get yours.

It really is up to the buyer to determine if they qualify for a home. Lennar building a house per contract based on the buyer selling their home is up to the buyer.

How is it the fault of Lennar that the buyer didn't fulfill their end of the contract? Does Lennar just sit on the house and pay interest until the buyer sells their house?
