Where do I start?!
First of all, I was promised that the Lennar community in Henderson (Heritage) would be guard-gated. In reality, they are not going to have a guard until a certain amount of homes are sold.
I was NEVER told this. Unfortunately, Lennar did not do proper research and built two gates that were much wider than is recommended. As a result, the gate did not work for most of my first year here. Lennar did not provide a security guard for all those times that the gate did not work.
As a result, anyone could access our community day and night. As a single person I would NEVER have purchased here unless it was guard-gated as I was told by the sales reps. The clubhouse: The clubhouse balcony faces the entrance instead of being turned around to take advantage of the Las Vegas Strip and mountain views. I was told by the sales rep that there would be a view of the Strip and the mountains.
There are no slip proof floors in the locker room (they're arriving any day now...), extremely hot surfaces around the pool (not correct pool decking), no shade for ANY of the lounge chairs, and no permanent game tables. Just this month (11 months after the center opened) Lennar purchased temporary plastic tacky tables and chairs that you would find at Walmart. If you want to use the tables someone has to set them up each time and them take them down. All the other 55+ developments in the area have had nice game tables since they opened.
There were NO MIRRORS in the gym and I insisted that they put at least one wall of mirrors so you can safely monitor how you use the weights. The Bocce ball courts have the wrong kind of material on them and they are NEVER maintained. The Pickleball courts are usually full of leaves. There were no lights near the front of the clubhouse and finally have been installed at the residents' pleadings.
More lights are needed to illuminate the pool area so that you can use it during the evening. There is a longer list but I am trying to be succinct. Worksites: Debris is everywhere, including leftover food, which can attract unwanted animals. Workers show up earlier than the allowed beginning time of 6AM and stay past 6PM.
Now, my property: It took me 2 months to get Lennar to agree that the flooring they installed in my home was defective. The floor was like sand paper and actually tore up my socks, slippers, and the pads on the bottom of my dog's paws! All my furniture had to be removed and some of it was damaged when it was put back. When the flooring was replaced 8 out of the 9 lower cabinets in my kitchen were damaged.
So, they had to be replaced. One had to repaired again because it was installed unevenly. When they replaced the cabinets they had to remove the granite island. It took them 4 tries to get an island that was not defective (3 were defective and one was 17 inches too long).
The baseboards had to be redone several times because the repairs were so inferior. Tons of areas inside and outside of the house were unpainted. The thermostat had to be replaced. The list goes on and on.
Luckily, I hired an inspection company that discovered that Lennar had installed ALL 7 of my sliding glass windows incorrectly (they were letting the heat in during the summer and the cold in during the winter). One of the 7 windows had to be replaced AGAIN because it had a scratch in it. The large den window had to be replaced because of moisture inside. The guest bedroom ceiling corner measured 95 degrees because there was no insulation.
Believe me when I say that the report of deficiencies was over 70 pages with 21 pages of instructions for repair. There are so many more items but I am listing the major ones. Lennar has had workmen in home for about a month to repair the items that the inspection company found that should have been done properly in the first place! Here's the final "kicker": Just this past week I found myself ankle deep in water in my shower.
It took the plumber 6 and half hours to unclogged the system. Why? One of the workers poured mortar down my laundry room sink! I called President of the Las Vegas Division.
She asked two other people to talk to me, even though I specifically asked to speak to her.
No one from Lennar has seriously addressed this issue. I am at my wit's end with this house and want Lennar to keep it!

Cracks cracks and more cracks
We started out our purchase with Ryland homes, they then changed to CalAtlantic and finally Lennar homes. We are not happy.
We have had cracks even before closing, with a promise to fix. They have fixed many times to no avail. Each time the cracks come back. The last man said he believes it may be a structural issue being it repeatedly returns.
The company now refuses to help, evem though Billie Cieslik, the onsite, Customer Care Representative promised me they will fix if it returns.
Her latest email imformed us that it is natural for a homeowner to expect to make repairs to cracks that appear though she previously informed us otherwise.
We did not expect our new home to be plaqued with the maintence of cracks every few months. We have other issues also, however this is the most troubling.

We bought our Lennar home BRAND NEW in 2012, we watched as it was built from the ground up and were beyond excited for our new home but that excitement proved to be short lived. Not long after receiving the keys little things here and there were beginning to surface, the walls had small cracks that appeared right where they intersect with the ceiling, our weather stripping in our doorways were failing and flat so they whistle terribly when it’s windy, the grading in the back and side yards were terrible which caused flooding to occur when it would rain and all in less than the first year.
The following years included having to replace our water heater, garage door opening unit, shower handles that failed and caused leaks within the walls, we had to fix the heater when it died on us mid winter, the dishwasher absolutely will not drain and we rinse every single dish before it’s ever loaded and now the *** microwave turns on by itself when you open the door! For god sakes we bought this house brand new FIVE YEARS AGO! How do these people sleep at night?? I have absolutely had it with this bull *** money pit.
This home was supposed to be an amazing investment for myself and my family and our future but instead it’s turned into a black hole of a poorly built house where the mortgage is already 60-70% of our monthly income. Lennar should be ashamed of themselves.

AC broke, paint is terrible, no customer service, mold, cracks in ceiling, stay away from Lenar
Paint is cheap and one coat, have been told they will not do anything. Had ac company out 8 times to fix it, not till mold was growing around vents .
Have a crack in the ceiling , porch had green mold on it because the yard was not graded right. customer service wanted me to go home and tell the roofers what to do ( on Friday night) after 6. Took 4 months to get *** fixed from water leak. Took 6 days vacation to meet ac and other repair contractors and did not show up all the time.
Bath rooms tile had to be replace due to uneven floors. Rooms are hot or cold due to no return air vents.

Just a snippet- -Customer service is not their strong suit. - they did a poor job on many different aspects of the home and in an attempt to fix them- they are never efficient.
Drug us through the mud and displaced ya from our homes. They are not timely, not dependable and not trustworthy. - shower was not done properly and needed to be gutted and re-tiled; poor paint job on exterior, poor paint job on interior as they thinned the paint so much that when u try to brush something off the wall, the pair comes with it; inconsistent grout and paint so the entire surface of our floors had to be re-done; outlets were non working; many small to mid sized sink holes in the yards; drainage issues bc of their design of garage roof and failure to use gutters; just a few of the issues... which wouldn’t have been a huge issue had they taken care of them quickly and efficiently.
They hire contractors that are unreliable and and show up whenever they want to. When the issues were addressed with both the contractors and Lennar- we were given excuse after excuse. They hire cheap labor to do the work and have no oversight.
Every time work WAS done- they left our house a mess: tracked dirt, dust, sparkle, paint through the house. I would highly recommend using a different builder.
Bad construct of my home and. Customer service is poor
I thought We were building our dream home with them untill the framing was started. They frame the interior walls 20" on center.
They will not tell you why but it's always money. They under size Their A/C to save money. The home we are building is 2700 square feet and they say with its a 2 1/2 ton. A different home 200 square feet smaller a 3 ton.
It doesn't add up. They claim it's due to the style of home. I been in the business for 20 years and I told them they are incorrect. The numbers don't add up.
Found multiple issues with how the piping for the water and radon piping looked. They have fixed some of the problems but they keep doing bad work. I also had a meeting with the sale manager Patty and Jeff the Divison manager and both were not friendly and gave any customer skills at all. They listened to my concerns but it felt like they didn't care to work with me.
They are a horrible company and I will tell everybody I know not to build a home with this company.
We have other problems and work quality with them. They build a home just enough to pass inspection.

FAILED VA LOAN! Do not buy LENNAR!
I can't express how awful my experience has been with Lennar this year. My husband and I went to closing on our house back in October.
As of today, we have yet to have our house appraised or inspected prior to going to closing by an appraiser. My husband serves in the military and we have a VA Loan. Of course with a VA Loan a final inspection is a requirement before going to closing. Why wasn't our house inspected before we went to closing?
My husband will be getting the VA involved with this. How do I know if we are safe and our house was built correctly. I found out that the title company made a mistake by forgetting to schedule our inspection. I have sent numerous emails to Lennar, Eagle Bank, and North American title company on how we still have several items that are not completed in our home that affect our safety and well being.
We have worked with ED and Pete from Lennar Construction team, no response and no action. On top of our mortgage being sold to another company just after 30 days of going to closing. We paid for the mortgage of course, but now I'm getting furious and ready to go to every social network on how our mortgage. See our list of items below- 1.
Kitchen Cabinet - missing end section, large gap from wall top and bottom (by pantry) 2. Kitchen Cabinet- (under coffee maker) missing a chunk of wood 3. Kitchen Cabinet- left side of sink, (missing shelves) 4. Garage entry door split, door handle is off 5.
Basement door, big dent in door, (pete said it was going to be replaced) 6. Master bathroom tile, missing tiles, large gap in between bath tub and sink 7. Master bathroom windows- replaced (pete said they did not pass inspection) 8.
Railing has gashes going up the steps near vent. Someone from Lennar owes my husband and I an explanation of why we were treated this way.

CONSTRUCTION DEFECT
i know these houses are mass produced but i had high hopes for lennar. i should've read reviews 1st before i made my decision but its too late now.
if they will give me ALL my $$ back i would gladly give them the keys. here's my story: recently bought a townhouse at ARTESA community, upon initial inspection found lots of paint / grout ran-off & construction dust inside & out specially windows. stove has dent, kitchen counter top kick panel has water damage, garage door opens rough & sometimes stop halfway, front door hard to open & close, i had ceramic floor upgrade as well as QUARTZ counter top & workmanship is definitely not topnotch not the worst either but you could see vanity mirror not centered ,some doors not square to the frame & some tile are not completely leveled . its a mass produce after all.
but here's the biggest kicker, 2 weeks after moving countertop outlets (3 each) has no power , no GFI reset. after another week all outlets in the kitchen are out, then 1 day i discovered water damaged from the cabinets where the microwave was plug-in. long story short that was the cause of all outlets being shorted out & all GFI will not reset. we pulled out all outlets & sheetrock behind it looks like mud from all the water collected.
they open a whole to the ceiling & kitchen wall to determine where the leak is coming from ,after few days of dust & open walls they concluded its not plumbing or roof / stucco issue but condensation due to thin insulation & hollow space between cinder blocks (that side of the wall is exposed to sunlight from sunrise to mid-day). next week they told me they will pump foam & close -up the wall .
i was furious knowing the moisture will still build up & will be absorb by foam causing molding issues few months or yrs from now when warranty expires. my health is more important than this house & ill do everything in my power to let the public know apparently there is a high percentage of such complaints & issue this is a health hazard & should not be tolerated.

we have had contact from prospective home owners who have messaged me about our experiences with Ryland, CalAtlantic and now Lennar homes. Nothing however from the company.
